Project Summary with Texas View
The University Village property was acquired for $20 million cash and is unencumbered. With acquisition costs, permitting costs, off-site improvements and required road construction, the cost basis of the property will be $29.9 million.
Phase I of the multi-family development is a 349 unit project to be built on 11 acres as part of Tracts 2 and 3 of the project. The project will feature 4-story buildings with elevators and a modern Hill Country design.
How fast is the growth ? (San Antonio
University Village is part of the fast-growing IH10-Loop 1604 area which encompasses the University of Texas at San Antonio (“UTSA”), La Cantera, the Rim and considerable new office development. Recent development includes corporate headquarters of Valero, Security Service Federal Credit Union, and KCI.
In addition, Fulcrum Development is developing the Landmark Centre, a 32 acre mixed-use project about a 1/4 mile from University Village.
University Village Location
The 114 acre University Village property is located just east of the UTSA campus and is bordered by UTSA Blvd. to the north, Hausman Rd. to the south and IH-10 to the east.
Leon Creek runs along the western edge of the property. The location is ideal in that it has very quick access to IH-10 and Loop 1604 but sits far enough off both to provide seclusion.
